Meet Kim Muscato: Driving a Neighborly Spirit Within Champions Greens

Our Champions Green neighborhood within Gateway Greens is another special community of 88 units within the broader Gateway Greens community, where Kim Muscato, the Champions Green Phase II Neighborhood Association President, volunteers with warmth, humor, and a genuine approach to leadership. Kim’s residents are a lively mix: working couples and families of all ages, retirees, and snowbirds – all coexisting harmoniously.

Kim’s journey to Gateway Greens was as colorful as her personality. Born in Texas while her father was serving in the military, she’s been everywhere – from Streator, Illinois to South Bend, Indiana (where Notre Dame kept things lively), Chicago’s suburbs, Minneapolis, Southern California near Camp Pendleton, and back to Streator again. After a whirlwind decade of moves for their family and her husband’s job, Kim and her husband found themselves craving small-town values and familiar faces. Although Southern California’s challenges nudged them back to their roots, her husband’s love of golf led them to Southwest Florida. Gateway Greens stood out thanks to the golf course’s playability, architectural charm, and – crucially – no Chelsea System limiting tee times. After sampling several courses and experiencing Gateway for a month, they knew they’d found home.

When a board seat opened up within their neighborhood association, Kim saw an opportunity to make a difference. She dove in headfirst, motivated by her affection for the area and a desire to know more about the community. Despite complex issues including three independent phased development associations, pool rights, and board dynamics, Kim’s leadership shines through. Maintenance is a priority to ensure that everyone enjoys a worry-free lifestyle. The community pool, complete with a hot tub and kitchen, doubles as a social hub which is perfect for spontaneous gatherings and relaxation. She’s committed to fostering collaboration and fun, planning social activities for all ages.

Kim’s leadership style is shaped by her life experiences. Having worked in construction starting at an early age, she knows how to thrive in environments where women aren’t always expected to provide strong contributions. She’s learned to get things done, work well with tradespeople, and listen to what’s needed. With her own company and an accounting background, Kim is confident, practical, and adept at making her voice heard.

Florida suits Kim perfectly: she loves golf, shopping, and eating at the considerable number of terrific local restaurants. Compared to her small hometown, she feels like a kid in a candy store, and she’s built a circle of friends she treasures.

Kim’s a voracious reader, diving into murder mysteries by David Baldacci and Nora Roberts, and she’s a proud Harry Potter fan – books and movies alike. She values people who say what they like (and don’t), which links to what she admires most in others: honesty. She describes herself as transparent, honest, and down to earth which is why she enjoys Gateway Greens residents, who she says are the same – no airs, no judgment, just gratitude and hard work. It’s part of what Kim loves best about Gateway Greens: the people, their outlook, and their approach to life.

Cooking isn’t Kim’s strong suit, but she enjoys whipping up Italian favorites: cheese, pasta, herbs, and especially her rich Italian mac and cheese with sausage, mushrooms, tomatoes, garlic, cream, and parmesan. “It’s like pasta meets a flavor explosion,” she laughs. And it’s not a surprise that the most beautiful place she’s ever seen is a small community in Italy, her husband’s grandparents’ hometown which is simple, clean, and breathtaking.

Kim’s story is one of resilience, gratitude, and an unwavering sense of community. Champions Green II is lucky to have her steering the ship with a smile, a ready laugh, and a heartfelt commitment to making her neighborhood a place everyone can call home.
